As part of the prospecting for new business, a couple of client categories are precious and easily located in commercial real estate. They are business owners and investors in groups located in any town or city. Those groups are central to your real estate business activities and new listing conversions.

Today's podcast shares some leading questions you should ask property investors as you search for leads and listings. Good questions like these will take you closer to property transactions.

Both groups of people will buy and sell real estate for various reasons. As a service provider in commercial real estate, you can help them. Make those categories your 'source code' for new listings.

Every day, I talk to folks in those categories. Those conversations lead to meetings and potential listings. Are you ready to build your real estate business faster? Concentrate on the two real estate market segments across your allocated territory.

The motivations of the organisations will differ, as will the trigger factors for a sale or lease. The groups are local business owners and property investors or present property owners. What can you do to reach out to more people in each group? Cold calling is a good start, and meetings will follow from that. Consistently approach new people, and connect with others from previous conversations. Ongoing conversations with those people will help you find the leads.

The average business owner seeks business growth and stability; they wish to sell, lease, or purchase property as part of business development. On the other hand, the investor on the other hand, is looking to the future and the investment aspects of property ownership that may be appealing to them.  What is your ideal property client?
